We specialize in providing environmental due diligence for government and private industry clients throughout the Midwest. Environmental due diligence services, primarily through ASTM Phase I and II Environmental Site Assessments, is the process of evaluating the historical use of a property or business for possible environmental risks and liabilities. Our proactive approach identifies and manages potential environmental issues that may pose a threat to business transactions, redevelopment, or real estate financing.

Environmental due diligence can protect buyers, sellers, and lenders from environmental liability and costly remediation associated with both petroleum and non-petroleum contaminants. It can demonstrate eligibility for the Environmental Protection Agency’s (EPA) CERCLA liability protections known as “All Appropriate Inquiries” (AAIs). Our approach seeks to use our business sense to initially identify potential problems in an effort to manage the risk, but not to completely avoid contaminated properties. Educating our clients and properly identifying contaminants provides the necessary toolbox to successful investments and acquisitions.
